As 2025 comes to a close, I’ve been reflecting on the housing market trends in Greater Boston and Cambridge — a region that continues to evolve in fascinating ways.
📍 Resilience Amid Change
This year reaffirmed what many of us already knew: Boston and Cambridge are uniquely resilient markets. Despite ongoing macroeconomic uncertainties, strong demand for housing in our region remained steady — driven by job growth, world-class universities, and an influx of talent drawn to our innovation economy.
🏘️ Supply vs. Demand Dynamics
Inventory continued to be a central theme. While we saw incremental increases in listings compared to recent years, supply still lagged behind demand — particularly for entry-level homes and transit-accessible condos. This continued imbalance underscored the need for creative solutions in housing development and policy.
📈 Price Trends and Affordability
Home prices in many neighborhoods held firm. In some areas, modest moderation in appreciation offered a slight reprieve for buyers — especially compared to the hyper-competitive markets of the past few years.
🏙️ What Stood Out in Cambridge
Cambridge continued to showcase strength in the luxury and tech-worker segments, buoyed by sustained investment in biotech, education, and research. Neighborhoods around Kendall Square and Central Square remained hotspots for both investors and owner-occupants alike.
